What is the MLS?

MLS stands for Multiple Listing Service, in Minot it is the MMLS (Minot Multiple Listing Service). Not every agent or every Real Estate Company is a member of the MLS. I am a proud member of the MMLS. As a member I can show you any home listed by any agent with any company. Some companies and some agents choose not to be part of the MLS. The advantage to them is that they usually represent both the seller and the buyer so they collect double the commision. Also they save a few dollars by not paying dues. There are also some agents and companies that try to circumvent the MLS process by joining yet not always putting their properties on the MLS roster "protecting" their listing and again trying to collect both sides of the sale. If you are a seller it is to your advantage to work with a MLS Realtor. The best way to explain this is that if you are NOT working with a MLS Realtor then you have ONE sales person out there trying to sell your home. If you are working with an MLS Realtor then you actually have about 180 Realtors working for you to sell your home. The same is true if you are a home buyer. If your Realtor is not a MLS Realtor he/she will not be able to show you all the listings available to you.

Some brokers will charge you extra to be listed in the Multiple Listing Service. Why? because they want both ends of the commission. This is not good for you, you want as many Realtors showing your property as possible. When you list, be sure you are included in the MLS. It's for your benefit.
