Two R1 Side by Side Lots

$12,000 Each (but buyer must purchase both)
MLS# 20081141 and MLS# 20081142
900 and 902 SE 7th Street

Two side by side wooded lots centrally located yet in a remote location. Last time I viewed the property I scared up 10 deer! Currently the road (7th Street) dead ends before this property but the city has it plotted out up to the property. The City approves of such a plan and has assured us that each of these two lots would still be at least 150' deep and easly be approved for single family dwellings.

UPDATE
On 04/28/2009 I met with the City of Minot Water department and the representative of Xcell Energy (electrical supplier) on the property. GOOD NEWS! Sanitary sewer runs through the property and it is assumed there is water on the property because there is a curb stop and a written record that the water was shut off in 1970. Even better is that the curb stop is at the top of the hill and not at the bottom of the lot. This is good because the home nearest the lot is feed from the bottom and it has very low water pressure. I was informed that by being feed from the top of the hill this lot would have "rip your skin off" water pressure. UPDATE 06/01/2009 Even a 300 pound gurilla could not get the curb stop to budge. The line was untraceable. Back to square one on water to the property. What this means is that to bring water to the property would cost approximately $3,000. or more. Even at that these lots are FAR nicer then the ones I'm seeing advertised for $50,000.00 GOOD NEWS! The representative of the electric company said it would be easy to extend the current line on the street to these lots. He did however say that as it was the power would be inadequate without an update that the lot's owners may be charged for (up to $1500.00). NO NEWS YET! I have asked MDU (natural gas supplier) to let me know if there is gas on the property. I was curious because when the water department was checking things out they found a pipe they could not identify. According to their existing maps there is not gas on the property. Could be this is just a section of pipe that got buried on the lot.
